YOUR  ASSOCIATION

The Countrywood Neighborhood Association is organized to provide a neighborhood forum for united action on civil problems, in promoting the improvement and betterment of the Countrywood community, for encouraging neat and well-appointed property, enforce restrictive covenants, and to aid and assist duly appointed law enforcement in maintaining peace and tranquility in our area. It was founded in the early 1970’s for these purposes, made up (then as now) of volunteer directors and officers, and dues-paying members. A board of nine directors has charge of Association affairs. Three directors are elected each February, to three-year terms, and officers are elected in even numbered years, by the directors, for two-year terms. The Association is open to anyone living in Countrywood, whether homeowner, condo owner, or leaseholder, and any interested paid-up member may become a member of the Board of Directors.

SCOPE

The Association represents “Greater Countrywood,” including all the communities bordered by US Hwy. 64 on the north, Berryhill Road, Fletcher Creek on the east and south, Dexter Road south of Countrywood Park, and Germantown Parkway on the West. It includes other, independent, associations such as Carrollwood, Eagle Ridge, and Fairway Gardens associations, each organized to support facilities or requirements unique to their areas. FUNCTIONS

This Association is intended to begin serving Countrywood homeowners where government service stops. Some of the more prominent activities include:

Grounds Maintenance
The Association has taken on the task of maintaining the six miles of medians in Countrywood’s collector streets and cul-de-sacs, even though this property is government owned. Scheduled maintenance by Shelby County included only one mowing each 6 months, and since annexation, the city’s schedule — while more frequent — still cannot keep our medians up to par with your lawns. Weather permitting, our schedule is weekly mowings during the growing season, and regular trash collection in the winter. This is the most costly of our endeavors, consuming some $20,000 annually. This function also involves, at additional expense, the maintenance of sprinklers at the four entrances, sign maintenance, upkeep of the “Gatehouse” at the main entrance, cost of utilities, insurance, and many other important activities.

Government Liaison
Your Countrywood Association is the largest homeowners’ group in Tennessee. There are 2000 homes in greater Countrywood, representing perhaps 5,000 voters. When you association speaks to local governmental agencies, we get their attention. One well-qualified director constantly watches government affairs that affect Countrywood homeowners, and he and other directors take a direct hand in such matters as police contacts, land use and zoning, traffic concerns, and other government-related affairs. Results of our involvement are easy to recognize: The traffic control signals at the Germantown/I-40/Rockcreek intersections, the added lane on US 64 exiting east from I-40, and the police activity which has dampened drug activity in our neighborhood.

Covenant Enforcement
Bylaws require that this Association enforce the restrictive covenants written into every land title in greater Countrywood. This is the key ingredient to keeping this a beautiful community where you can be proud to live and invite your guests. We have an active, hardworking, level-headed committee, headed by a CNA director, that regularly asks homeowners to store boats, motor homes and the like indoors (or elsewhere), mow lawns, trim overhangs, and other actions which comply with our covenants and in some cases local ordinances. An active Covenants Committee ensures that property values have a chance to increase. For a view of a condensed version of Countrywood covenants, click here.

The Countrywood Connection, published four times a year, is the official newsletter of this Association. It is now a part of this web site, posted with timely news updates between printed issues. Paid Association members may elect to receive ‘The Connection’ solely on our web site.
